Terrazzo Tile Waxing & Maintenance Guide

Proper waxing and maintenance help preserve the shine, durability, and longevity of terrazzo tiles. Follow these step-by-step procedures for effective care.

1. Waxing Procedure

Step 1: Cleaning Before Waxing

  • Mix a neutral all-purpose cleaner with water in a 1:30 ratio and use a scrubber to thoroughly clean the floor.
  • Use a water suction machine to remove excess water and let the floor air dry completely.

Step 2: Applying Wax

  • Pour a two-in-one hard polished wax into a wax applicator or mop.
  • Apply the first layer of wax evenly, ensuring you move in one direction (either left-to-right or front-to-back). Avoid missed spots.
  • Let the first layer dry for 30-50 minutes before applying the second layer using the same method.

Step 3: Polishing After Waxing

  • The first application of two-in-one hard wax does not require polishing.
  • After 2-3 wax applications, use a scouring pad and floor machine to polish the surface for added shine.
  • If the waxed surface is dull, repeat polishing 4-6 times until the terrazzo tiles shine like new.
  • If polishing fails to restore brightness, the floor likely needs re-waxing.

2. Daily Maintenance

Step 1: Dust Removal

  • Use an electrostatic dust collector to spray the original liquid on the bottom of a dust pusher.
  • Allow it to air dry before dusting the terrazzo tile surface.

Step 2: Cleaning Stains

  • If stains appear on the wax surface, mix a neutral all-purpose cleaner with water in a 1:10 ratio and mop the floor.
  • Avoid using plain water, as it can strip the wax layer.

Step 3: Restoring Shine

  • If the wax loses shine or accumulates dust and stains, polish the surface until the terrazzo tiles look brand new.

3. Wax Removal & Reapplication

Step 1: When to Remove Wax

  • After 10-15 waxing applications, or every 12-18 months, the old wax must be removed before applying a fresh layer.

Step 2: Wax Removal Process

  1. Mix hot water (around 50°C / 122°F) with powerful wax remover in a 1:3 ratio.
  2. Spray the solution evenly over the waxed surface and let it sit for 15-25 minutes.
  3. Use a floor scrubber with a wax pad to lift the wax.
  4. Use a vacuum cleaner to suck up the dissolved wax.

Step 3: Cleaning Before Re-Waxing

  1. Mix a neutral all-purpose cleaner in a 1:35 ratio and add it to the mopping machine’s water tank.
  2. Scrub the floor thoroughly, vacuum any residue, and let the surface air dry before reapplying wax.

Final Tips for Terrazzo Maintenance

Avoid using alkaline cleaners, as they can corrode the floor.
Never use steel wool, as it can scratch or discolor the tiles.
Place dust-removal mats at entrances to minimize sand and dirt buildup.
Remove stains immediately to prevent deep penetration into the tile pores.
